Malmö | Sämjan

The Sämjan building block is located in northern Sofielund in Malmö. The property is surrounded by a mix of blocks of different sizes, with different building types as well as variating features and forms of lease. The aim of this project is to come up with smarter interior solutions and adding new housing on top of the building. This way more people will gain access to the qualities of the Sämjan block and the property will be able to further contribute to making Norra Sofielund more active and dynamic.

Background

At the beginning of the 20th century, Sofielund was called Svinaryssland. The name refers not only to the pig breeding and meat sales, but also to the problematic sanitary conditions. Poverty was widespread in the working population of the emerging Sofielund. There were many issues with congestion, poor drainage, poor cleaning and flooding. Sofielund is still considered a low-income area today, despite its relatively central location. It has maintained its status as a residential area for newcomers settling into the city. Nowadays, newcomers are not only from the countryside – mainly as students – but also from other countries. In comparison with the rest of Malmö, Sofielund has a young population and many residents with foreign backgrounds, especially southern Sofielund and Seved. From the beginning of the 20th century there have been several different types of factories on the property. In 1913 there was a textile factory here, later a tobacco company settled on the property and during between 1945-1979 AB Kvarnmaskiner operated here. The neighborhood has been rebuilt in turns. In the last few decades, the neighborhood has been gradually used for a wide range of activities, mainly for cultural purposes.

Proposal

The proposal is based on demolishing an interior part of the property, to allow light and air into the block. A new building for performing arts is being built on the inner courtyard which, together with interventions in the façade of the building, gives life and presence to the surrounding streets. The residential buildings added utilize the existing frame of the industrial building. Adding residents to the Sämjan building block is a new funtion, which will help to build on the diversity that characterizes the Sofielund district.

When stripping away the dividing plaster walls and lowered ceilings, wonderful hidden qualities are revealed in the Sämjan buildings. Removing the “hall building” in the middle of the block will allow the original windows facing the block’s courtyard to be reused, creating areas with completely different spatial qualities than are now possible. In this location, new opportunities can be created in a unique environment with a combination of (commercial) properties, service and housing.

10.2 Promote universal, social, economic and political inclusion

More inclusive cultural activities are planned in the neighborhood which turns Sämjan into an even clearer social gathering place and a place for cultural expressions.

11.4 Protect the worlds cultural and natural heritage

The Sämjan block redevelopment project is actively involved in preserving, utilizing and developing an existing property. By preserving as much as possible of the original building, the city will also retain some valuable cultural history.

11.3 Inclusive and sustainable urbanization

Many of Sämjan’s current tenants that work with things that are of cultural importance are vital for the development of both the block as well the whole city of Malmö. Nyfosa’s ambition is to continue operations in the block as much as possible, both during and after construction. The ambition to redevelop the Sämjan block in dialogue with the property’s current operations contributes to a more inclusive and sustainable urbanization.

11.6 Reduce the environmental impact of cities

The existing frame of the building can be retrofitted and used to attach new buildings to. Reusing the existing material is good from an environmental-friendly standpoint. Developing the property with new smart solutions also means that more people can make use of the possibilities and that the land is used more efficiently.
