Malmö | Bryggeriet (The Brewery)

Southern Sofielund is a dynamic part of Malmö with an attractive urban environment with a wide range of commerce and associations. This is also where the music college and the newly built prestige project Greenhouse Augustenborg are located. Nyfosa wants to develop the property that now has an industrial character, with housing, offices, center functions, education, new streets, squares and a park. The project has a strong focus on social sustainability by strengthening social and health-promoting environments for those who live and work in the surrounding area.

Background

At the turn of the 1800s, L. W. Malmquist bought the site along Ystadvägen to build a new, modern brewery. In 1912 a merger of several breweries in Malmö was carried out under the name Malmös Förenade Bryggerier (Malmös United Breweries). During the 1940s, Malmö’s United Breweries expanded via the acquisition of shares, including Ramlösa, Porla Brunn, Klosterbryggeriet, Skånebryggerier and others. Aiming for the international market, the brewery also entered a collaboration with Pripp & Lyckholm in Gothenburg and Stockholm Breweries under the name Swedish Export Beer Co.

Previously having only housed one company, the property now houses a number of different businesses ranging from commerce and warehouses to associations and even a skatepark. Throughout over a 100 years that the brewery company was on this site, the built environment around it has changed shape several times. The majority of the buildings surrounding it today were erected between 1959 and 1972, i.e. the period when Malmö’s United Breweries expanded most and eventually became part of the Pripp Breweries. The clearest impact is from the expansive period during the late 1950s to the early 1970s, done by one and the same architectural office – Winberg & Högstedt from Malmö. A common theme is the red brick facades. This has been reused since the first buildings were erected shortly, until the early 2000s. After closure in 1993, the area has been transformed in such a way to open up the area to the public.

The streets, square and park are framed by both new and existing buildings. The building entrances face the roads and public places to help make them feel more alive and secure. The new buildings interact with the older culturally important historical buildings that together create an interesting meeting between old and new. This is how the brewery area becomes a unique living environment and visitor destination, also vitalizing and attracting surrounding the neighbourhood which is important for the older character of the area.

The number of floors varies between 2 and 8 floors with an exempting building of 10-12 floors. Towards the more intimate street space of Jespersgatan and Köpmansgatan, a lower construction is proposed that interacts with the surrounding buildings and the streetscapes. In order to make the area even more interesting and vibrant, a variety of functions are planned. In the southern part of the area, partly in existing buildings, city centre functions are planned with other functions in the upper storeys such as schools, offices and adult education. In connection with existing residential buildings to the north, housing is proposed on that side of the area. Around the park and the square in the middle of the area, there will be a mix of housing, commerce, education, offices and preschools. With a mix of functions, the park and the square will be used for large parts of the day, thus promoting both activity and security in the area.

Sustainability

By planning for a mix of different public activities, The Brewery stands up to its surroundings. With functions for education, centers and association activities, the proposal contributes to increased social inclusion and democratization.

11.4 Protect the worlds cultural and natural heritage

De kulturhistoriska byggnaderna kommer bevaras och en ny, mer positiv identitet kommer tillföras med blandade funktioner med möjlighet till speciella inriktningar. En inventering av byggnadernas skick har genomförts för att på ett tidigt stadium identifiera åtgärder som behövs för att säkerställa de äldre byggnadernas bevarande.

11.5 Reduce the adverse effects of natural disasters, 11.7 Provide access to safe and inclusive green public spaces

The densification of the area will result in most hardened surfaces giving way to a park and residential buildings with green elements. The trees that exist along Köpmansgatan will be preserved and the management of stormwater can provide opportunities for a design that contributes to a positive experience. The additional vegetation is something that will be a wonderful addition to the neighbourhood that currently has a lack of green areas.

11.3 Inclusive and sustainable urbanization

The project also has a strong focus on social sustainability with important social functions that will contribute to social and health-promoting environments, not only for the block but for the entire neighbourhood. The close contacts that are already in place with BID-Sofielund provide the conditions for social initiatives such as job creation measures and which, on the whole, can contribute to an area that is safe, secure and attractive.
